INITIAL CONSULTATION

Every successful build begins with understanding the project. Our initial conversation gives us the opportunity to learn about your property, plans, intended scope, priorities, expectations and where you currently are in the design and approval process. It also gives you the opportunity to understand how Arma Built operates and determine whether we are the right builder for your project. We believe that relationship matters. A custom home can involve months of communication and significant decisions. You should feel comfortable with the people responsible for managing it before construction begins.

DOCUMENTATION & PROJECT REVIEW

Once sufficient project information is available, we review the relevant documentation in greater detail. Depending on your project, this may include architectural drawings, engineering documentation, specifications, schedules, approvals and other information required for construction. The purpose is not simply to collect drawings. It is to understand what those drawings require us to build. Where information requires clarification, identifying it earlier can prevent unnecessary uncertainty once construction is underway.

SCOPE & PRICING

The number at the bottom of a building proposal only means something when you understand what sits behind it. We assess the available project documentation and defined scope to establish what is required for construction and what has been allowed for. Where elements remain dependent on selections, documentation or project-specific conditions, those matters should be understood rather than hidden behind an attractive headline figure. We would rather have a clear conversation before construction than an uncomfortable surprise halfway through it.

PRE-CONSTRUCTION PLANNING

Before physical construction begins, considerable coordination happens behind the scenes. Documentation, project requirements, site conditions, programming, procurement and relevant approvals all need to align. This stage establishes the foundation for the construction process that follows. Starting quickly is not the same as starting properly. Our priority is to start with the information and planning required to manage the project properly.

CONSTRUCTION

Once works commence, Arma Built coordinates the day-to-day construction process. Your project progresses through the relevant structural stages, services, internal works, finishes and final detailing, with each stage preparing the home for the next. Trades need to arrive at the appropriate time. Materials need to be coordinated. Work needs to be ready before subsequent trades proceed. Decisions need to be communicated. We manage those moving parts while keeping you informed about the progress of your home.

PROGRESSIVE QUALITY CONTROL

Quality control does not begin at handover. Throughout construction, we monitor workmanship as the project develops. The objective is to identify and address matters during the relevant stage rather than relying solely on a final inspection after subsequent work has already been completed. This progressive approach allows greater attention to the construction that will eventually become concealed behind the finished home.

COMPLETION & HANDOVER

As construction approaches completion, attention moves toward final detailing, inspections and addressing outstanding items. Handover represents more than receiving the keys. It is the point at which the drawings, selections, decisions and months of construction finally become your completed home. Our objective is for you to reach that stage feeling informed about what has been delivered and confident stepping into the home that has been created for you.
