PLANNING
Good renovations begin long before construction starts. Our first priority is understanding your property, what you want to change and what you ultimately want the renovation to achieve. We consider the scope of works, existing structure, site conditions, access, documentation and the practical requirements of delivering the project. Depending on the stage of your renovation, this may also involve reviewing architectural documentation, engineering requirements, approvals, selections and other information required before construction can begin. The purpose of this stage is simple: to create as much clarity as possible before work starts on site. Because the more that is understood and resolved beforehand, the more effectively the construction phase can be managed.
DESIGN & PRE-CONSTRUCTION
A renovation needs to work both aesthetically and technically. Beautiful finishes are important, but so are structural requirements, services, waterproofing, buildability, sequencing and the way new work connects with the existing home. During pre-construction, we work through the information required to prepare the project for construction and coordinate with the relevant architects, engineers, consultants and suppliers where required. We also consider how particular design decisions may affect construction. This allows potential issues to be identified earlier, when they are generally easier to address, rather than discovering them unnecessarily once work is underway. The aim is not to complicate the process. It is to make the construction phase more considered, organised and predictable.
CONSTRUCTION
Once construction begins, Arma Built takes responsibility for managing the build. We coordinate trades, construction sequencing, site activity and workmanship while monitoring the project as it progresses. Our team understands that a renovation can temporarily disrupt your normal way of living, particularly when substantial areas of the home are being altered. For that reason, organisation on site matters. So does communication. You should not have to constantly chase your builder to understand what is happening with your own home. Throughout construction, we keep you informed about progress, upcoming stages and decisions requiring your involvement. When questions arise, we address them. When decisions need to be made, we communicate them and when unforeseen existing conditions are discovered, we work through them with you rather than allowing uncertainty to build. Our objective throughout construction is straightforward: Keep the project moving, protect the quality of the work and give our clients confidence in the process.
COMPLETION
The final stage of a renovation deserves the same attention as the beginning. As construction approaches completion, we review the finished work, address outstanding items and prepare the project for handover. A renovation is complete when the individual elements come together as one finished home — not simply when the major construction work is finished. Our goal is to hand over a home that feels resolved, considered and ready for the next chapter of your life.
